⸺ A Partnership Designed for Success

From Breaking Ground to a Board-Run Community.

For more than 40 years, Sharper Management has guided communities across Minnesota through every stage of development — partnering with builders and developers from the first shovel in the ground to a thriving, homeowner-led association. A dedicated Developing Communities team and offices in Eden Prairie, Woodbury, and Maple Grove keep that partnership close, statewide, from the Twin Cities to Rochester.

The Development Timeline

We're With You at Every Stage of the Build.

A development doesn’t become a community overnight. Sharper Management is structured to support a project from the moment ground breaks through the day a homeowner-elected board takes the reins — adjusting our services as the project itself evolves.

01

Breaking Ground

Pre-Development Planning

Before the first lot is staked, we’re already at the table — helping developers structure governing documents, budgets, and declarant-controlled management plans built around the realities of the local market and Minnesota association law.

The Foundation

Declarant-Controlled Management

As foundations are poured and the first units take shape, Sharper steps into full administrative, financial, and maintenance support — handling dues-current letters, resale certificates, and vendor coordination while the developer retains control of the board.

03

The Framing

Sales Cycle & Early Homeowner Onboarding

As frames go up and the builder moves through the sales cycle, our team begins onboarding new homeowners — welcome communications, covenant education, and the early architectural request process that keeps a growing community organized from day one.

Completed Community

Turnover to Homeowner-Led Board

Once construction wraps and ownership matures, we manage a smooth, well-documented transition from declarant to homeowner control — handing off a community built on transparency, with the same full-service support continuing long after the last unit sells.

Built For Every Property Type

Management Tailored to How the Community Is Built.

A master-planned community and a condo high-rise face very different development challenges. Our Developing Communities team adapts its services to the property type from day one.

Single Family Homes

Detached, single-family homes within an association structure — combining the feel of standalone ownership with the consistency and shared upkeep of community living.

Exterior & Covenant Standards

Consistent enforcement of architectural guidelines across individually-owned lots, protecting curb appeal and resale value community-wide.

Lot-Level Maintenance Coordination

Clear delineation of homeowner versus association responsibility, with vendor coordination for shared amenities and common-area landscaping.

Architectural Request Review

A straightforward process for homeowners requesting exterior changes, reviewed against developer-established design standards.

Resale & Dues-Current Documentation

Fast turnaround on resale certificates and dues letters to keep individual home sales moving without friction.

Attached Homes

Twin homes and shared-wall product bring efficient density with a homeownership feel — and a development structure that requires more coordination than a standalone lot.

Shared-Wall & Exterior Agreements

Clear documentation of party-wall maintenance responsibilities so neighbors aren't left guessing who handles what.

Insurance Coordination Between Units

Support navigating master policy versus individual homeowner coverage — a common point of confusion in attached-home associations.

Exterior Maintenance Scheduling

Coordinated vendor scheduling for roofing, siding, and shared structural elements across paired or grouped units.

Dispute Resolution Support

Experienced guidance for the close-proximity disagreements that can arise in shared-wall living — handled professionally and fast.

Master Planned Communities

Large, amenity-rich developments built across multiple phases — often with sub-associations, shared common elements, and a build-out timeline measured in years, not months.

Phased Turnover Management

A structured approach to transitioning control as each phase completes, rather than a single all-at-once handoff.

Master & Sub-Association Coordination

Experience managing the layered governance structure between a master association and its individual neighborhood sub-associations.

Long-Term Capital & Amenity Planning

Reserve and capital planning that accounts for shared amenities — pools, trails, clubhouses — built early but maintained for decades.

Multi-Year Budget Strategy

Pricing and budgeting structured for the full life of a build-out, not just the current phase in front of you.

Condominiums

Vertical, shared-building ownership brings building-systems complexity that horizontal product doesn’t — elevators, shared mechanicals, and a higher bar for financial readiness.

Building Systems & Vendor Oversight

Coordinated maintenance for elevators, HVAC, and shared mechanical systems that don't exist in detached-home developments.

Reserve Study & Funding Strategy

Reserve planning built around the realities of a single shared structure, where deferred maintenance affects every owner at once.

FHA & Lending Certification Readiness

Guidance toward meeting financing certification standards that affect whether buyers can secure a mortgage in the building.

Declarant Transition Complexity

Experienced handling of the more intricate turnover process that comes with shared-building ownership and common-element liability.
