Sharper Welcomes 3 New Staff Members

New Staff

In addition to the growing number of new clients in 2023, Sharper is pleased to add three new-to-us, but experienced-in-the-industry, staff to our already strong stable of community managers. Joining as portfolio managers, we welcome Steven Smith, Josh Fuhreck, and Kimberly Schlauderaff. Kim brings 20 years of property management experience and holds industry designations of Certified Manager of Community Associations (CMCA) and Association Management Specialist (AMS) through the Community Association Institute (CAI). She is an industry veteran that began in the rental management field before coming to the community association side and has since won awards through CAI for Excellence in Service. Outside of work, Kim loves practicing yoga, hiking, gardening, and DIY projects with her granddaughter. Josh comes with a decade of experience in HOA management after beginning his career on the commercial side. He also holds his CMCA and AMS designations. A native of Milwaukee, Josh enjoys following WI sports teams and spending time at the lake with his wife, young daughter, and two dogs. Finally, Steven comes to Sharper with 8 years in association management but over 40 years in various management positions in hospitality and other related industries. Steven also holds his CMCA and AMS designations, and he is a CAI award winner for Financial Impact. “We are fortunate to have an already solid and experienced group of community managers,” said the vice president of community management, Natalie Martynow. “Adding Steven, Josh, and Kim only enhances our ability to serve our growing client base. Good managers are hard to find. Somehow we landed three great ones. Having experienced managers wishing to join our team, I believe, speaks to our organization’s reputation and the culture we have worked so hard to develop”

Sharper Management Supports Community Organization Open Arms

Giving back to our community is one of Sharper Management’s most important core values. Each year we choose local charitable organizations to support – it’s just the right thing to do. This year as part of the Sharper Open, an annual golf tournament held in July, we incorporated a charitable component. Recently, our Accounting Manager Todd Essig, delivered the proceeds from that event to Open Arms. Open Arms is a nonprofit that cooks and delivers free, nutritious meals to people living with life-threatening illnesses in the Twin Cities. Natalie Martynow Joins the Sharper Management Team

Eden Prairie, MN, (April 4, 2018) – Sharper Management is pleased to welcome Natalie Martynow to its team as our newest Community Manager. Martynow brings many years of experience in property management to her new position with Sharper. She began her career as an Assistant Property Manager in the apartment field where she lived onsite in a 120-unit complex. This position gave her a first-hand look at the needs of residents and how important the role of the property manager is to a complex. She later purchased an investment property in a 402-unit condominium association. To better understand how Association’s work, she began attending Board meetings regularly. She ultimately ran for a position on the Board and later became the President. Nick Harris Joins the Sharper Management Team

Eden Prairie, MN, (December 27, 2017) – Sharper Management is pleased to welcome Nick Harris to our team as an Assistant Manager. He will be working with a team of Community Managers responsible for roughly 30 Associations. Harris has been involved in real estate and property management since 2012. He began in residential (multi-family) property management where he was the Property Manager for a 60-unit Class A complex. He later moved on to become the Assistant Manager of a 424-unit property. Additionally, Harris has experience in commercial real estate management. His ability to see the bigger picture when it comes to coordinating efforts in management is a great asset he brings to Sharper Management. “Nick brings a diverse background in real estate management – from commercial, industrial and residential. His experience and skill set will easily translate, and enhance, what we do in the community association management world. Sharper Welcomes Mike Miller

Eden Prairie, MN, (December 15, 2017) – Sharper Management is pleased to welcome Mike Miller to its community management team as our newest Community Manager. Mike’s primary focus will be managing the large and complex Devonwood Condominium Association in Bloomington. As we go in to 2018, his portfolio will be rounded out by two other associations in Bloomington Miller comes to Sharper Management with an extensive background in property management. As a Community Manager in the Seattle area and then transferring to Minnesota and working remotely, he successfully managed a portfolio of up to 22 properties. While taking care of the day-to-day operations of his properties, he excelled in financial management, Reserve Studies, governing document comprehension and Board training. “Mike brings a depth and breadth of industry experience that should position him for immediate success. We are excited about Mike’s background, skills, expertise and overall professionalism. He will be a wonderful representation of Sharper Management as he works with his Boards and the communities he will manage. The Seattle market’s loss is our gain. Aaron Osowski Joins the Sharper Management Team

Eden Prairie, MN, (November 7, 2017) – Sharper Management is pleased to welcome Aaron Osowski to its community management team as an Assistant Manager. He will be working with our Community Managers to ensure tasks and requests from Sharper Management properties are attended to efficiently. Osowski comes to Sharper Management with a background in property management. A rental associate at a 66-unit complex where he was responsible for leasing, tenant communication, and assisting in unit turnovers, gives him a solid base upon which to build. He’s looking forward to learning the ins and outs of HOA management and the various rules and regulations of the industry. “Aaron comes in with experience in the property management industry. Eric Reinke Joins the Sharper Management Team

Eden Prairie, MN, (November 3, 2017) – Sharper Management is pleased to welcome Eric Reinke to its community management team as an Assistant Manager. Reinke will be assisting in many of the day-to-day tasks and communication of community management. He will be working with our Community Managers to ensure tasks and requests from Sharper Management properties are attended to efficiently. A background in real estate, Reinke has been a Realtor in the past where he enjoyed helping people find properties that were the right fit. His experience also includes customer service in the automotive industry and an educator. A passion for learning and assisting home owners along with a desire to know more about property management industry are reasons he was drawn to this position. “We are thrilled to have Eric join the team. He comes great experience that will translate nicely to the association management industry. Sharper Management HOA Wins CAI MN Association of the Year

Sharper Management is pleased to announce one of their managed HOAs, the Territory Homeowners Association, has won CAI MN’s Association of the Year Award. Honored on September 14 at the annual Vision Awards, Territory is under the supervision of Sharper’s Community Manger Jeremy Larson. The Association of the Year Award recognizes the outstanding team effort of an association board of directors and homeowners whose members clearly understand their roles and fiduciary responsibilities putting the association’s interest ahead of and above all personal agendas. A board comprised of effective volunteer leaders who are fair, responsible and reasonable in their decisions. A lovely single-family home development, Territory HOA is still in development but recently transitioned from Declarant to Homeowner Control. It is because of the smooth process and expert planning during this transition that this Association was so deserving of Homeowner Association of the Year. A key factor contributing to the success of Territory HOA is the diverse expertise their Board members bring to the table. Their skills were put to the test when tasked with developing a detailed Architectural Review process. This is a very important process for all HOAs, but particularly important for this one since parts of the community are still in development. A reliable and efficient approval process is essential in maintaining the continuity of the community. Another strength of this Board of Directors is their fiduciary diligence. Territory has expansive common areas throughout the development that include a variety of amenities. This Association has found a perfect balance of revenue and managing expenses. Their healthy cash flow is in part due to their diligence in staying on top of Collections. Maintaining the value of their property through a healthy cash flow, maintenance of common areas, and oversight of the community architecture keeps the continuity and the value of the property high. This Board accomplished all of this in a short timeframe and it is working wonderfully. “All of us at Sharper Management are happy to see the Territory Association honored in this way. Chris Gosse Honored at CAI Vision Awards – Financial Impact

Members of the Minnesota Chapter of the Community Associations Institute recently honored Chris Gosse for his work in the field of community management. Gosse received the Financial Impact Award at CAI-MN’s annual Vision Awards ceremony held Thursday, September 14 in Minneapolis, MN. The Financial Impact Award is given to a manager who has positively impacted a community in a significant manner from a financial standpoint in areas such as; budget management, capital improvement management, warranty, and insurance claim management. Among the many accomplishments of Gosse in the past year, his guidance in helping three of his Associations realize the benefits and subsequent implementation of Reserve Studies was significant. Prior to Gosse, the properties did not have a Reserve Study and all three had a history of special assessing members if a need arose. Gosse convinced the Boards of the importance (and statutory requirement) to having a Reserve Study. Through his leadership, each Association did a complete paradigm shift to their capital funding philosophy. From start to finish Gosse was engaged with the Boards and their chosen firms to complete the studies. He also worked with the Boards to incorporate the funding plan in their operating budget and cash flow.Gosse’s other accomplishments in the past year include: • Improving cash flow by helping a board identify ways to save. The end result was roughly a 20% saving. • Implementing a Special Assessment in an Association that had previously not done this. Through Gosse’s expert guidance, the Board had a 100% collection rate and the project that necessitated the Special Assessment was completed successfully. • Helping an aging condo association acquire a loan for $650,000 to complete major repairs that we in immediate need. This is the second year in a row Gosse has been honored by CAI-MN. In September 2016, he was awarded the Rookie of the Year honor for his outstanding work as a new Community Manager. “Chris has really hit the ground running since first becoming a Community Manager at Sharper. His willingness to “get the job done” and find creative solutions to problems makes him a great asset to our organization and the communities he serves. Cara Nelson Recognized at CAI Vision Awards – Above and Beyond

The Minnesota Chapter of the Community Associations Institute recently honored Cara Nelson for her work in the field of community management. Nelson was given the Above & Beyond Award at CAI-MN’s annual Vision Awards ceremony. The Above & Beyond Award is given to an individual for substantive achievement in the areas of task performance, service and humanitarian efforts, and generally going above and beyond the typical job description of a community manager. Nelson won for a variety of reasons that include: • An exemplary display of “grace under pressure” when working with boards in conflict; • Organization and knowledge on maintenance issues; • Her ability to work with local officials and engineers when called up to do so; • Team spirit in helping other managers at Sharper when needed; • Delivering successful outcomes for her communities in a variety of ways; • Her caring heart in organizing Sharper’s efforts to participate in charity events such as the Polar Plunge “Cara’s self-starter attitude, knowledge of the business, and commitment to community are all great assets to Sharper Management,” states Candy Lee, Director of Community Management. “We are all happy to see Cara formally recognized for her efforts.” Sharper Management is a leader in the HOA property management market.
